Mistake: Vague 'general clean' scope
Better: List the rooms by count: '3 bedrooms, 2 bathrooms, kitchen, lounge'. Set expectations on what is and is not included.
Mistake: Oven and fridge bundled into the main clean
Better: Show oven, range hood, fridge, and freezer as separate extras. Each is real labour. Bundling them means low-margin one-off cleans become loss-makers when the oven needs an hour of degreaser.
Mistake: Supplies absorbed into labour
Better: Show 'Supplies: $ 20' as its own line. Cleaning chemicals and consumables are real cost. Visible, they justify the price. Hidden, they hurt your margin.
Mistake: No minimum visit charge on recurring contracts
Better: If a maintenance clean takes 90 minutes including travel, the per-hour rate alone will not cover it. Set a minimum charge ($ 95 to $ 180) for short visits.
Mistake: No staff travel levy for distant properties
Better: Properties outside your standard radius should pay a travel levy. Itemise it so the client sees the cost. Properties inside the radius do not pay; outside, they do.
Mistake: No end-of-tenancy scope statement
Better: End-of-tenancy cleans need a tighter scope (deposit-back standard). Itemise inside cupboards, behind appliances, oven interior, window tracks. Vague scope loses deposit-back disputes.
