How to Quote a Loft Conversion: Steels, Building Control, and Party Wall
Loft conversions are structural-heavy, building-control-heavy, and finishing-heavy. Here is how to quote dormer, hip-to-gable, and mansard work without losing margin to hidden steel and party-wall costs.
A loft conversion is one of the highest-value jobs a builder will quote in a year. It is also one of the easiest to lose money on, because the structural surprises and the third-party fees are mostly invisible until the strip-out reveals them. The customer sees a single number on the quote and assumes that number includes everything. The builder sees a number that has to absorb six weeks of unforeseen reinforcement and party-wall surveyor fees they never priced in.
The fix is structural, not creative. Itemise every component. Charge for the architectural design as a paid line. Add Building Control fees as pass-through. Quote party-wall agreements per neighbour. And include a provisional sum for hidden rafter and ceiling joist damage that you almost certainly will find once the floor comes up. QuoteGenio's page on free quotes and invoices for loft conversion specialists walks through the standard quote structure most builders use.
Survey the loft properly
A 60 to 90 minute survey tells you the existing roof type (truss, cut, hipped), the rafter and ceiling joist sizes, the head height, the staircase position, and any structural movement. The single biggest cause of margin loss on loft work is quoting from photos rather than from a head-in-the-loft survey. Every old roof has surprises, and the only way to budget for them is to see them.
Note also any obstructions in the planned dormer line: water tanks, chimney breasts, vent stacks, and existing windows. Each one becomes a variation if it appears mid-build but was not on the original quote.
Itemise the structural steel
Steels are the spine of a loft conversion. Quote them as their own line on every proposal: 'Structural steel beams, ridge beam, and reinforcement, including engineered design'. Steel prices move with commodity markets and any decent fabricator will quote you per project, not per kilogram. State the engineered design fee separately because that work happens before the steel is cut.
On dormers and mansards, you may also need new floor joists at the joist line where the old ceiling becomes the new floor. List those separately. They are usually 200 by 47mm or 220 by 47mm timbers spanning between the new steels, and they take half a day to install once the steels are in.
Building Control as a pass-through
Building Control fees are a fixed cost that should appear on every loft conversion quote as a pass-through line, not absorbed into the build fee. The fee depends on the local authority and the project value but typically sits between $ 580 and $ 1,800. List the local authority on the description and add a note that the fee is paid directly to them on submission. Working the pass-through total through a free quote calculator keeps the subtotal honest.
Customers respect seeing third-party fees broken out. It signals you are quoting professionally, not packing margin into a vague subtotal. The same applies to architect fees if you sub-contract the design.
Party-wall agreements
If the property is semi-detached, terraced, or end-of-terrace with a shared boundary wall above the eaves, the Party Wall Act applies. Each affected neighbour needs a party-wall agreement, and the surveyor fee is typically $ 850 to $ 2,400 per neighbour. List each neighbour as its own line. State that fees are pass-through to the surveyor.
Some builders try to handle the party-wall process themselves to save the customer money, but on most jobs the time it takes makes it cheaper to hire the surveyor. Either way, the cost has to land on the quote in writing. Surprise party-wall fees at month two of a build are how reputational damage starts.
Provisional sums for hidden damage
Add a provisional sum on every loft conversion quote for unforeseen rafter or ceiling joist reinforcement. Once the strip-out exposes the existing structure, raise variation quotes in writing for any work beyond the provisional sum. This is the single biggest protection against scope creep on a loft build, and customers accept the discipline because it is in writing on day one.
Typical provisional sum: 5 to 8 percent of the build value, capped at a stated dollar amount. Spell out what triggers the variation quote and the customer agrees to the structure when they accept the proposal. The guide on dealing with scope creep covers the variation-quote mechanics in detail.
Take milestone payments
Lofts run 8 to 16 weeks. Take 30 percent deposit on signing, 30 percent at structural complete (steels and dormer shell up), 30 percent at first fix complete, and 10 percent at final completion. State the milestone schedule clearly. This protects cash flow and gives the customer clear progress markers, which keeps the relationship healthy through the long build. The deposits guide has the exact wording most builders use on the proposal.
The bottom line
Quote loft conversions like a structural project, not a build with a flat fee. Itemise design, steels, Building Control, party-wall, and provisional sums. Take milestone payments. Send the proposal as a PDF the customer can share with their mortgage advisor or surveyor without forwarding. Lofts done well are the highest-margin work most builders ever ship; they are also the easiest to ruin with a flat-fee quote that absorbs every variation. Get the structure right and the build pays you what it should.
